    Step 1 – The preliminary site analysis and cost estimate take a few days.

    Step 2 – The preliminary site investigation and detailed estimate take 2-3 weeks.

    Step 3 – The design can be done in 2-4 months (a soil report requirement can slow the process).

    Permitting times vary, but in general, they can be completed in 2-3 months after the designs are submitted.

    Any offsite building starts after permits are through the first round of the planning department comments, typically 5-6 weeks after the permit was initially submitted. Offsite building takes approximately six weeks.

    Step 4 – Construction time varies depending on the site and size of the building, but typically takes 2-3 months.

  • Typical sizes range from 250 square feet up to 1200 square feet. We will be able to tell you if your property has any size restrictions based on your address, parcel size, and existing buildings.

  • A pre-fabricated ADU is made offsite in standard sections and then shipped to the building site and assemble onsite. Studio Shed is one example.

  • Yes. They will be adjusted according to the value of the new ADU.

    However, this will not change the tax rate on your main house. A typical rate increase is $1,500 to $3,000 per year.

  • Yes, you can rent out the ADU and/or your main house.

    ADU’s permitted before 2025 do not require owner occupancy in the ADU or the Main house. That means you can rent out both spaces.

  • There many options such as a HELOC (Home Equity Line of Credit), Cash Out Refinance, Construction Loan, or Personal Line of Credit.
